IHS invests in housing development projects and housing sector companies that primarily serve the approximately five million South African households whose income is too high to qualify for public housing programs, yet too low to afford most market-rate housing. This market segment represents a sizeable “missing middle” in the country’s housing supply. IHS investments are primarily in the form of:
Equity and mezzanine debt in:
- Land acquisition and the development of new communities
- The development of new single and rental housing
- The conversion or substantial rehabilitation of existing real estate to rental uses
- Companies that otherwise provide services that promote the expansion of supply or affordability of housing in the target markets
The demand for housing, particularly in the moderately-priced segment of the market, far outstrips supply. We believe that this significantly lowers sales risk and supports profitable returns to equity providers.
In order to fund these investments, IHS anticipates closing the South Africa Workforce Housing Fund in the first quarter of 2008. |
